Default Why am I being quoted 13mb max for my address?

Hiya, I have just signed up with BT to have my phone line activated and will soon be getting broadband. Ideally I'll be going with Be Unlimited.

I entered my postcode into broadband.co.uk check what speed to expect. As you can see here, I am right beside the exchange but have been quoted 13mb:

Here are more details of my exchange:

I would have thought that since I am so near the exchange I could expect to easily achieve 22mb with a few system tweaks.

BT.com also quoted me 13mb for my post code (I have no phone number yet of course). Are these sites being overly conservative in their estimates, or am I missing something, perhaps because my building is old or something?

Cheers

It's just a guesstimate based on your post code.

You *may* get a better indication using your landline number.

Bear in mind that that is a heavily sponsored site and it would be better using the individual ISP's sites to get an estimate (once you have your number!)

Ok thanks browni, my phone is activated on the 21st so I guess I'll just have to wait til then to try again with Be themselves.

I really can't wait to not have to go to the library to use the internet anymore! I reckon I'll actually save money too because I always buy stuff more expensive from shops because I don't have the net.

Seriously, not having net is really a problem and you have to pay two times more outside.

When I dont had a net, my life seems nothing.
